Most of our bookings in the high season run from Friday to Friday however we are happy to consider shorter breaks at any time of the year. We are happy to offer rates for less occupancy on request during the low season.

WEEKLY RATES

HIGH SEASON (June, July, August, September, Christmas & Hogmanay, February , Easter and October School Holiday Weeks) £per week

MID SEASON (April, May, October) £ per week

LOW SEASON (January, February, March, November & December) £ per week

WEEKEND RATES AND MID WEEK RATES

We usually only take bookings of less than a week in the low season, if available and on request. Mid week breaks run from Monday to Friday and long weekends run from Friday to Monday.

On receiving a deposit (20%) we will confirm the booking by email. The balance will be due 6 weeks prior to arrival. We also ask for a Good Housekeeping Deposit of £150 to be received 1 week prior to arrival. This will be returned within 3 days after your departure, subject to the property being left in a satisfactory condition. (Please note we expect normal wear n tear and small breakages but would be grateful if you could advise us of any). Please refer to Terms and Conditions for cancellation details.

**Dogs - we charge a supplement of £25 per week for a maximum of 2 dogs.

TERMS & CONDITIONS

1. Period of Let. The Let will commence at 4pm on day of arrival and will terminate at 10am on day of departure. The property is let for holiday purposes and only to the persons named on the booking email.

2. Pets allowed by prior arrangement only. The property is a “no smoking” property.

3. Booking and Payment. A booking is accepted following confirmation of availability and guest details accepted by email to numer21findhorn@live.co.uk

 Unless otherwise agreed, a deposit of 20% of the total amount is payable when a booking is made. The balance of the hire charge shall be payable 4 weeks before the commencement of the letting period.

For bookings made less than 4 weeks in advance, full payment is required at the time of booking.

Acceptable methods of payment  - Bank Transfer or cheque.

4. Cancellations. Should the Client wish to make a cancellation, the Owners will seek to re-let the property for the hire period. If successful in

doing so, a full refund will be issued. If not, the deposit will be forfeited by the Client. If the cancellation occurs less than 2 weeks prior to hire and the owner is unable to re-let for the period, then the entire hire charge will be forfeited by the client. Clients are strongly advised to take out a Holiday Cancellation Insurance Policy.

5. Availability. If the property cannot be made available for the period booked due to events beyond the Owners’ control and the Owners are forced to cancel the booking, the hire charge will be refunded in full and the Client will have no further claim against the Owners.

6. Services. Electricity, heating, bed linen and towels are included in the hire charge.

7. Number of Persons using the Property. The number of persons occupying the property should not exceed the number stated when booking and no more than 11 at any time.

Subletting is strictly prohibited.

8. Complaints and Problems. Should there be any problem or cause for complaint during or after the letting period, please contact the Owners  and we will endeavour to rectify the problem.

9. Breakages or Damage. For the benefit of the next guests staying in the property, please advise us of any breakage or damage that occurs during your stay.

Accidents do happen and we do not charge for minor breakages or damage which occur as a result of normal use but reserve the right to charge reasonable payment for breakages or damage which occur as a result of reckless or deliberate misuse. Any missing items must be paid for in full. A  Good Housekeeping charge of £150 will be required one week prior to arrival to cover any breakages and/or damages.  This will be returned within one week of departure pending housekeeping checks.

10. Care of the Property. It is the holidaymaker’s responsibility to take reasonable and proper care of the property, its furniture, pictures, fittings and effects in and around the property and leave them in the same clean and tidy condition and state of repair as they found them. In exceptional circumstances, additional cleaning charges will be imposed depending on the state of the property at the end of the letting period. It is also the responsibility of the Client to ensure that the property is left secure at all times when it is unoccupied during the period of let.

10A. Garden and dogs.  We do allow dogs at a cost of £25 per week to cover extra cleaning.  Dogs are not allowed upstairs or on the furniture. Dogs should not urinate on the lawn and any dog poo should be removed prior to departure.  Any damage caused by dogs will be covered by your Good Housekeeping Deposit.

11. Liability. The Owners shall have no liability for any death, personal injury, damage or loss of personal property unless this results from our own negligence.

12. Injury, Loss or Damage. The use of the property and its equipment is entirely at the Client’s risk. The Owners  do not accept responsibility for

injury sustained by the Client and/or a member of his or her party, nor for loss or damage to their belongings including motor vehicles.

13. Right of Entry. The Owners  reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out essential

repairs, cleaning and maintenance.

14. Contract of Hire. This Contract of Hire is between the Client and the RG and TM Booth, the owners of the property.

 

 

Please note that by making an email or telephone booking with the deposit/hire charge paid, you have accepted

these terms and conditions. You must ensure that ALL members of your party understand and comply with these terms and conditions. A legally

binding contract has been entered into. The Owners reserve the right to demand the immediate departure of any guests who fail to comply
